A successful home sale isn't only the result of a home that is priced right. There are many things that you can do to increase the value of your home, and decrease its time on the market to help you get top dollar for your property. Before listing your home, I will walk you through some suggestions that are specific to your property to help increase the appeal of your home to buyers.
Here are some small things you can do that can make a big, immediate impact on the impression your home leaves with buyers:
- De-personalize surfaces and walls. If you have specific design features (like vibrant paint colors or custom wallpaper), lots of personal items, or cluttered surfaces, these can be distracting to a potential buyer, since they will pay more attention to these items and not focus on the home itself. By neutralizing paint colors, removing some of your personal effects, and clearing off surfaces, you will allow the buyer envision the home with their belongings in it, not yours.
- Clean, clean, clean! Nothing turns a buyer off more than a dirty home! Get in there and start scrubbing! A deep clean on a home can have a massive effect on the way that buyers perceive your home - the thought of moving into a clean home is MUCH more desirable than moving into a dirty one.
- Stage your home. Re-think your current furniture configurations - while having a couch against one wall might be more comfortable for you, having it against another may make the space feel more open and inviting for a buyer. Avoid furniture in places that cut off sight lines through the home, and make sure the furniture isn't too big for the space. Always err on the side of "less is more," and consider removing some furniture to make the space feel larger.
- If you want to keep it, REMOVE IT! The brain wants what it can't have. If there are light fixtures, appliances, or other large items that you don't want to sell with the home, remove them before even listing the home. While you can mention the exclusion of these items from the listing, it is much easier to never allow the buyer to even know they were there.
